What is a Residential Survey?
At Marshall Laurence, we offer two types of Residential Survey:
The RICS HomeBuyer Report is a standardised survey designed to provide an in-depth analysis of a property’s condition. It is ideal for properties that are in a reasonable state of repair and are of conventional construction. Typically, a HomeBuyer Report (level 2) is suited for properties built post-1945.
A RICS Full Building Survey (Level 3) is the most detailed and comprehensive survey offered by the Royal Institution of Chartered Surveyors (RICS). It is suitable for properties that are older, of non-standard construction, or have undergone significant alterations. The survey provides a thorough inspection of all accessible parts of the property and delivers an extensive report that covers every aspect of the building’s structure and condition.
Typically, a Level 3 Building Survey is recommended for properties built pre-1945. If you’re unsure of the property’s age, our experienced team can assist you in determining the age and ensuring that a Level 3 Building Survey is the most appropriate option for your needs.

Homebuyers Report Level 2
A Level 2 RICS Survey provides a detailed assessment of a property’s visible and accessible areas, using a traffic light system to identify potential issues, making it suitable for standard properties in reasonable condition.

Full Building Survey Level 3
A Level 3 RICS Survey offers a comprehensive examination of the property’s structure and materials, including detailed advice on repairs, making it ideal for older or more complex buildings.

Our Process
Consultation
We discuss your requirements and provide guidance on the best survey option for your needs. Upon instruction we will immediately contact the estate agent/vendor to arrange the survey for you.
Survey Appointment
A qualified RICS Chartered Surveyor visits the property to conduct a thorough inspection.
Detailed Report
You receive a comprehensive Home Buyer Report, typically within 4-5 working days of the survey.
Follow-Up Support
Our surveyors are available to set up a meeting to discuss the findings and answer any questions you may have.
